Design New & Upgrade of MEP Systems and Design of Energy Efficient Lighting for an office area

MEP SYSTEMS

Eastman Companies has an office building in Livingston, NJ of approximately 300,000 sf. The building is divided into four pods. Building houses, offices spaces, cafeteria, fitness center and conference rooms.

A&J Consulting Engineering Services, P.C. was assigned to design upgrade of MEP System as part of major renovation for 3 out of 4 pods. This renovation was intended to accommodate addition of 1500 people in the building.

HVAC System Design comprised of water source heat pumps for heating and cooling spaces and split units for new data centers. Electrical system design included new lighting, power, upgrade of Fire Alarm System & Security System, telephone (voice) system and data network, including new data center. Existing plumbing system was upgraded for additional occupants in the building.

ENERGY EFFICIENT LIGHTING DESIGN

150,000 Sq. Ft. of office area was renovated and upgraded with high performance Fluorescent Lighting fixtures. The new lighting design provides 50 footcandles of Uniform Lighting with a 50% reduction in Lighting Energy.

We have incorporated Daylight Harvesting in the project with integral adjustable day light sensors on all perimeter lighting fixtures. Ceiling and wall sensors are designed in all partitions spaces for added energy savings.

The project was funded by the Building owner with the task of Energy Efficient Lighting Design assigned to A&J Consulting.

A&J Consulting has been awarded an on-call service contract for major renovation in the building since 1995.
