The initial effort of a typical design program for an existing facility renovation project comprises data gathering from user/client administrative, engineering, maintenance and operation staffs, review of existing building and utility drawings and a condition survey at each existing building component location.

Following this initial data gathering, the analysis and investigation of options usually includes:

• Level of design and construction difficulty
• Design and construction durations and costs
• Most viable treatments permitting needs
• Code and standards reviews
• Construction contract methodology
• Constructability & phasing
• Master plan coordination

Value engineering is utilized when appropriate to look at all equipment options and costs. Once a design approach has been approved, detailed design commences following the normal project design contractual processes required by the Client. Design and constructability reviews proceed as indicated in the consultant contract including updating both schedule and budget items as necessary at the design milestone points.

The Project Manager will ensure that all assigned personnel operate in conformance with an established Project Execution Manual to assure control of scope, cost, schedule and quality.
