LEED PLATINUM - Renovation of 80,000sf office space.
The project included interior renovation and build out to the LEED Platinum Level of 80,000sf office space. Mechanical design included reuse of existing packaged Rooftop AC Units. Air Distribution System is Variable Air Volume (VAV) type with a combination of VAV Units. Individual Split DX units are an economical alternate solution to provide individual controls for conference rooms. Plumbing design included renovation of bathrooms on each floor to reduce the annual water consumption and help achieve LEED Platinum Level certification. Plumbing renovation contributed to total 11 LEED Points. Fire Protection design included relocation of wet sprinkler heads. Electrical design included new power, voice and data design. New lighting system was designed to reduce Lighting Power Density (LPD) below ASHRAE 90.1 and achieve 40% reduction in LPD. Lighting Control System was designed to have advance lighting control.

New IDF/MDF closets design included new Liebert AC Unit with Digital Scroll Compressors with humidifier. Digital scroll compressors will adapt and modulate to the actual room cooling load requirement and prevent compressor cycling and enhance life of the compressors. Design also included a 40 kVA UPS with internal wrap around bypass and 33 minutes of battery at full rating. Computer room distribution panel boards were provided within the UPS equipment. The entire MDF/IDF Closets were grounded to building steel and the main building ground system. IDF Rooms on each floor are powered via the UPS system to enhance the reliability of the LAN system. Universal Monitoring System was designed to monitor and send remote alarm signals to notify facility personnel of any alarm condition.
